Why get an inspection?

Protecting your investment would be a very important reason. An inspection will give you a good overall review of the home so you can make an educated decision on purchasing the home.


How to know if my inspector is qualified?


How long has he or she been a home inspector? How many inspections have they completed? Are they a full time inspector? Are they licensed, insured and reputable?
Having a professional website or appearance does not mean your inspector is qualified or experienced. Check their references.

Peter has been a full time licensed inspector for over 19 years.

 


What is the purpose of a home inspection?


The purpose of a home inspection is to report on major visible defects on the day of the inspection.


How are home inspections priced?


There are several factors involved in pricing; square footage, age, location and foundation type affect pricing. Please contact our office for more information about pricing.


Does a Home Inspector need a license?


Yes. A Home Inspector cannot perform home inspections without a State License.

Why not hire a roofer, plumber, electrician, etc. instead of a home inspector?


Hiring a home inspector is more cost effective than hiring all the different types of contractors that would be needed.


Do I need an inspection on a New Construction home? 


Yes. We definitely recommend having a new home inspected.


Should I get a home inspection to sell my house?


Yes. Most home inspections are requested by a buyer. However, we do offer prelisting inspections for sellers. Please contact our office for more information and pricing.

Is a thorough Termite Inspection included with a home inspection?


No, it is a separate inspection completed by a State licensed wood destroying insect inspector. We do offer this service. Please contact our office for more information and pricing.


Should I get a termite inspection on the house I'm purchasing even though the seller has proof of treatment?


Yes. A termite inspection would be recommended.


How do I know if I need Lead-Based Paint testing?


If the home being purchased was built before 1978 Lead-Based Paint testing may be necessary.


How will I know what type of stucco is on the home I am purchasing?


The stucco will be identified and verified at the time of the home inspection.


Do you use an inferred camera to inspect the house? What do you use it for?


A Thermal Imaging (Inferred camera) inspection is a separate inspection. Thermal Imaging should only be used by a trained contractor familiar with how to interpret the findings and results. Please contact our office for more information and pricing.


Do you check for flood zoning?


No. That information would be obtained by your realtor or the property owner.


Can you visibly tell if the home was flooded?


If a home has been completely renovated it would be difficult to know if it had ever flooded.


Why get a mold inspection?


There are many reasons for getting a mold inspection. Has the home ever been flooded, damaged by moisture intrusion or plumbing leaks? Does the home smell musty or is there any visible microbial growth? Do any of the family members living in the home have allergies or health concerns affected by mold?


Should I get a mold test on a past flooded house I'm purchasing even though the seller has proof of treatment?


Proof of treatment does not mean that any mold sampling was completed. If the home never was treated for microbial growth we would strongly recommend that mold sampling be performed.


I How much does it cost for a mold inspection?


Depending on the size of the home and/or how many samples are needed. Please contact our office for more information and pricing.

 


How does the mold testing work?


Air samples and if available physical samples are taking from the property and sent to a laboratory for analysis.

 


How do we know if the mold sampling results are good?


A full report will be issued from the laboratory and inspection company.

 


Do you offer mold treatment?


No. We can recommend a professional licensed mold remediation contractor to our clients.

 


Is Radon a concern in the state of Louisiana?


No. I have never heard of Radon being a problem or concern in our State.

 


When should I be worried about asbestos? 


If asbestos is identified or known to be in the home.

 


Do you offer Military discounts?

Do you offer commercial inspections?

Do you inspect pre-builds/unfinished construction/in-progress contractions? 


At this time we do not offer this service. These services will be added in the near future.

 


Can conditions change from the time of the inspection to move in day?


Yes. Unfortunately conditions can change. All mechanical equipment is subject to change at any time. It is important to do a thorough walk through before closing.
